Factors That Affect Every Timeline
Preparation condition. A room with perfect walls takes half the prep time of one with cracks, damp, or old wallpaper to strip. Budget extra days if the space needs significant preparation.
Drying and curing times. Paint needs 2–4 hours between coats. Tile adhesive needs 24 hours before grouting. Concrete needs 48 hours before loading. These mandatory waits cannot be skipped without compromising the result.
Weather (exterior projects). Exterior painting, roofing, fencing, and decking all depend on dry conditions. Rain and temperatures below 5 degrees Celsius halt most exterior work. Build weather contingency into your schedule.
Material delivery delays. Special-order tiles, custom worktops, and made-to-measure windows can add 2–6 weeks of lead time. Order these first and schedule the work around their delivery date.
Scope creep. Once you open a wall or lift old flooring, you may discover problems: damp, rotten timber, outdated wiring, or asbestos. Allow a contingency buffer of 20–30% on your timeline for unexpected discoveries.
How to Build a Realistic Schedule
- Work backwards from your deadline. If you need the bathroom finished for a specific date, count backwards and add 30% buffer.
- Sequence trades correctly. Plumber and electrician first (first fix), then plasterer, then tiler, then second fix plumbing and electrics, then painter. Getting this order wrong causes delays and rework.
